The operator’s note

We have had to solve problems that a better question would have caught at the kitchen table.

We run a property management company. Over the years that has meant taking over houses, apartment buildings, and investment properties after someone else already owned them — and learning, the expensive way, what nobody asked.

Where does the water actually enter the building? Which sink has to drip all winter? Who has the lot contract, and will they still show up after closing? What is the biggest thing residents complain about? Is there a paint formula for the doors, or are you about to match “close enough” on a whole hallway?

People will spend hundreds of thousands of dollars — sometimes millions — and still treat due diligence like a vibe. Listing photos do not tell you about ice dams, root-bound sewer lines, or a fire sprinkler shutoff that nobody can find.

Questions Before Closing is that list, cleaned up into briefs you can buy, print, and carry onto a showing. The questions came from a working document we actually use. Each PDF adds why the question matters and space to write the answer, because folklore evaporates the day the seller leaves.

These are field notes. They are not a substitute for a licensed inspector, an attorney, or an engineer. They are the questions we wish more buyers asked while they still had leverage.
